How Do You Pick the Best Plumber in San Jose?

In a commercial building, every problem is compounded greatly by the size and number of people working within. When you are on the hunt for the best plumber in San Jose, you must choose one that understands the needs of office parks, tech labs, government buildings, schools, or other large properties.

Look for a company that combines experience and skills with the latest technology, friendly customer service, and fast service times. Broken employee toilets or a burst pipe is not the time to risk the skills of whoever offers the lowest bid. Make a smart choice now, so you do not have to second guess it when an acute plumbing problem strikes.

Criteria for the Best Plumber Choice

Although experience in residential plumbing demonstrates many of the same tasks and methods used for bigger applications, commercial plumbing requires additional expertise. You want a contractor or plumbing company that not only knows what it is doing technically but also has the resources and manpower to get the job done. This allows them to not only repair simple problems like a clogged drain or small leak. They can also offer services for complex pipe layouts, larger volume piping, and interconnected systems servicing multiple floors.

Check for these important criteria when choosing the best plumber in San Jose.

  • Experience with large commercial plumbing jobs
  • Proper licensing and insurance to keep things legal
  • Qualified employees or team members with up-to-date plumbing knowledge
  • Enough plumbers and equipment to provide quick service
  • Prices that suit your budget

In the end, the plumber or contractor company you choose has to have your trust. Long-term experience, special skills, proper education, and licensing all work together to help build your company’s confidence that every plumbing installation, renovation, or repair is handled in the best way possible. Availability, quality of materials and tools, and the right type of customer service show you can count on the plumbing company you choose. For commercial plumbing systems that serve dozens or even hundreds of people every day, both of these things must be in place for you to know you found the best plumber in San Jose.

Can anyone change a thermostat?

As with many home repairs, changing a thermostat might seem like it requires a specialist. Whether adjusting your current aging thermostat has become a guessing game or you have a new smart thermostat, rest assured changing it is an easy process.

Let’s walk through the steps.

First, identify the type of heating and cooling controlled by the thermostat. Some people have unique systems which require a certain replacement. Examples include having separate heating and AC units, having designated high and low speeds, or having a direct current power source powering the thermostat.

To begin, turn off the power to your air conditioning and furnace units controlled by the thermostat. Do this by flipping the correct switch in your breaker box or by individually turning each of the units off at their source.

Check and make sure they are off by adjusting the temperature to a high or low temperature to see if anything turns on. From there, remove the face of the thermostat.

Make note of which wires will go where on your new thermostat. To accomplish this:

  • Draw the wire locations
  • Take a picture
  • Refer to the old or new thermostat manual

Next, begin disconnecting the wires. Depending on the design of the thermostat, this may require a tool, likely a screwdriver. With the wires disconnected, remove the mount of the old thermostat, which will also likely require a screwdriver.

Out with the old, in with the new (thermostat)

With the old thermostat out of the way, it’s time to put on the new mount. To save yourself time and trouble, make sure that you will be able to screw the new mount to the wall. This likely requires two drywall anchors being in the correct location. If it looks like it works, slide the wires through the hole in the mount.

Connect the wires to the new mount. Refer to the method you used from earlier for this, otherwise the letters on the mount correspond to the color of the wire. Newer thermostats no longer use screws, so refer the manual to confirm the wires are securely in place. Once wired, screw the mount to the wall.

Now attach your new thermostat face and turn the power back on. Depending on your thermostat, you can now configure it and adjust the settings to your preference.

Does Your Facility Have an Emergency Plan for When Systems Go Down?

Whatever your line of business is, you have a variety of systems that help keep things running smoothly: HVAC for cool air in the summer and heat in the winter, plumbing for the bathrooms, electrical systems for lighting, and perhaps even some audio systems for intercoms or music.

When all of these systems are running smoothly, you don’t generally even think about them. You flip switches, adjust temperatures, flush toilets, and go about your day. But what happens when one or more of these systems go down? What if one system has a minor failure, or what if they all have a catastrophic failure at once?

Do you have an emergency plan for that scenario? You should, because at some point, something will happen.

What should your emergency plan contain?

To be fully comprehensive, your emergency plan should be thorough. It should begin with what to do in the event of a minor system failure, detailing the specifics for each system. It should conclude with what to do in the event of catastrophic failure of all systems at once.

It should detail things such as:

  • Whether to send staff home or keep working
  • Who to call for repairs, including names and phone numbers
  • Steps to take to prevent further damage to the system while waiting for repairs
  • If your business has clients or customers, whether to close to the public until repairs are made

There are likely other steps that are specific to your particular company that would also need to be included.

This plan should be in writing, and there should be several copies in several different locations around the property, ensuring that all employees are able to access it and make use of it, in the event of such an emergency.

A critical part of the emergency plan is knowing who to call to get repairs made quickly. You don’t want to have to wait out the weekend, or even a single night, in an emergency.

O.C. McDonald offers emergency service 24 hours a day, 7 days a week. Does Your Facility Need a Preventative Maintenance Checklist?

Are you in charge of a new building project? Or are you perhaps in charge of maintaining a facility, such as a college campus or a business park? If any of these descriptions fit you, then you probably know all about checklists. Maintaining almost any facility requires some sort of checklist, whether it be general cleaning or small repairs around the property. There is a type of checklist, however, that is vitally important to the success of your facility, though it is sometimes overlooked. This type of checklist is a preventative maintenance checklist.

Preventative maintenance checklists are aimed at making sure that larger failures down the road do not occur in your facility, whether that be with your machines or with the buildings themselves. They do this by making periodic replacements in equipment that help ensure that the facility will keep running and that no old parts will be responsible for any damage or system failure. So, how do you know if a preventative maintenance checklist is a good idea for your facility?

When You Need A Preventative Maintenance Checklist

Machines Running Constantly: If you have machines that run continuously on your property, there is a good chance that you will need a checklist for them. Because of their constant running, different parts in these machines can be overused and eventually break or fail. By putting in a preventative checklist, you can help ensure that these types of machines can run for a much longer time than they would have otherwise. What types of machines could be included in this list? Think AC units, furnaces, or any other type of machines or system in your facility that is run fairly often and for a long period of time.

Buildings: Buildings can almost always use preventative maintenance. This is partly because they face the elements everyday, so damage will almost certainly occur at some point. This is especially true if your facility gets exposed to extreme weather. Buildings often need preventative maintenance on the interior as well. This can be as simple as changing the lights every so often, or replacing the batteries of fire alarms at regular intervals.

In reality, practically every facility can benefit from a preventative maintenance checklist. Damage from overuse or constant exposure to the elements can happen to almost every type of building or machine. If you are in the Silicon Valley area and need help with repairing or replacing items on your checklist, don’t hesitate to contact O.C. McDonald, the most reputable construction company in Silicon Valley. Get in touch by calling (408) 295-2182, and get started on your checklist today!

How Long Should My Air Conditioning Unit Last?

Workers tend to be more productive when they are not sweating excessive in their offices. Investors, clients or others who walk into a building tend to a have a better experience there when the air conditioning is working on a hot day. Therefore, it is important that you get the most out of your air conditioning unit.

How Long Does an Air Conditioning Unit Last?

For the most part, you can expect a quality air conditioner to last for anywhere from 10 to 15 years. However, if you properly maintain your unit, it can last for 20 years or longer. Since it can cost thousands of dollars or more to replace or repair an air conditioner, it is in your best interest to maintain it as best you can.

What Other Factors Determine the Useful Life of an Air Conditioner?

There are several factors that may come into play when determining exactly how long your air conditioning unit will last. For instance, if you run your unit 24 hours a day, the components inside are more likely to wear out faster. If you don’t clean the unit on a regular basis, the components may have to work harder to achieve a desired temperature. Finally, older models tend to have shorter useful lives compared to newer ones.

What Does Regular Maintenance Mean?

The good news is that most air conditioning units will do fine with nothing more than an annual inspection. At this time, you should check to make sure that all parts are working and that you change the air filter. This may also be a good time to add more coolant and make sure that parts are properly lubricated.

Not All Units Are Made the Same

It is important that you buy an air conditioning unit from a known and trusted brand. While it may be more expensive to purchase from a national brand, you are likely going to get more from the unit. The prospect of getting reliable and affordable cooling each summer for up to 20 years or longer should negate any extra upfront expense that you incur.

If you are ready to buy a new air conditioner, call us today to help you get started. With a simple phone call, we can find affordable solutions to your cooling needs.

Commercial Plumbing Services for San Jose Businesses

Every business has too many unpredictable problems to count. For most businesses, there is a new problem every day; however, defective plumbing should not be one. In a successful restaurant, not fixing a commercial sink or fridge that breaks down overnight is disastrous when morning comes. Every business owner or manager should have access to commercial plumbing services for fast repairs and maintenance needs.

Plumbing Repairs and Installations

Leaking is the main reason that plumbers walk onto business premises. Water heaters leak along with refrigerators and underground pipes. A small water leak grows larger and causes a flood if left untreated. In addition to flooding, the results are buildups of mold and mildew, permanently stained ceilings and walls made of rotting wood. Gas leaks occur less often but have harsher consequences if the problem is not fixed immediately.

Commercial plumbers install a wide range of fixtures and appliances. For restaurants, gyms and apartment complexes, they install all types of water heaters: gas, electric and tankless. They make brand-new installations to replace old, damaged systems or to increase the building’s energy efficiency. Plumbers also replace damaged sinks, toilets, drains and sewer lines.

Preventative Maintenance Services

Prevent the need for costly repairs when you arrange maintenance services. The plumber only needs to come in for a few hours every year. Set up an annual, recurring appointment so that a reliable plumber shows up without a reminder. Typical services include clearing debris from pipes or drains, replacing worn appliance parts and checking for leaks.

Green Services

In commercial buildings, people use enormous amounts of water and energy, and some businesses are responsible for wasting hundreds of gallons every day. Many business managers are concerned about the environment and want commercial plumbing to reflect their beliefs.

There are some plumbers who install energy-efficient appliances like dual-flush toilets and low-flow faucets. Ask the plumbing company if they specialize in staying green as they fix broken pipes and drains.

Commercial plumbers do not just specialize in faulty sinks and toilet repairs. They install brand-new appliances to help companies save energy and money. Small business owners need energy-efficient heaters to save thousands of dollars every year. Industrial business owners need to save money with annual maintenance services. Some plumbers also provide emergency services to fix repairs that cannot wait. Find the San Jose commercial plumbers that are devoted to working for successful business managers and owners.
